What is a Property Valuation?
A property valuation is involves extensive research, which provides an opinion of the value of a property. There are many different types of properties, however the main ones to consider are:

How Does a Valuer Determine the Final Value?
Like any form of process, there are methodologies used when valuing properties. In short, there are three main methodologies used. They are the direct comparison approach, the summation approach and the capitalisation of net income approach. I discuss them briefly below.
The Direct Comparison Approach
The most common approach used when valuing residential properties is the direct comparison approach. We compare similar houses in the area and use that as a measure for value, which can be complicated depending on many variables like location or size.
The Summation Approach
The summation approach is not the most popular method for valuing properties, but it can be an excellent secondary check method.
The summation approach calculates the value of improvements and depreciating assets. The final amount is determined by adding up these figures with the land valuation to arrive at a final value.
The Capitalisation of Net Income Approach
The capitalisation of net income is the best approach used for commercial properties, which can be applied in line with both direct comparison and summation. We take into account rental revenue from each property to determine its final value; we also source rates for return on investment by looking at comparable sales data.
